Apartment building

The subject of this bachelor thesis is a new building of an apartment house in Chotěboř. The apartment building is designed from the four-storey part and from the five-storey part, the floors are finished with a residential attic. The apartment building is connected to the existing housing development, installed in a slightly sloping terrain. The apartment building contains seventeen housing units, the apartments are designed for housing four-member families, while apartments of the studio type are designed for two persons. The first floor is designed for the technical facilities of the building, there is also a commercial area that is considered for the operation of a hairdresser. Other above-ground floors consist of housing units. The apartment house is covered with a saddle seddle roof, in the part of the fifth floor there is also an outdoor terrace with a flat roof. The vertical load-bearing and non-load-bearing structures are formed by the Porotherm brick system. Horizontal ceiling structures are designed as a monolithic reinforced concrete slab. The foundation structures are made of monolithic concrete and monolithic prefa. The parking space is designed outside the building, with parking for the disabled. The project was developed in the ArchiCad graphics program. All constructions comply with valid standards and regulations.

The task of the diploma thesis was to find a suitable place in Brno and propose an intervention. An essential part of the design was thinking about the connection between building objects and the people between them. My work deals with social housing. The project stops the existing brownfield at the Cyrilská - Mlýnská intersection near the Vlněna Business Center. The choice of location is not random. In the center of the city, on the border of the new and the old, an opportunity arises for social diversity and the overall connection of different societies.

Housing policy, social and spatial justice: new public housing construction in Czechia

A just society, as understood in this thesis, has to deal with several challenges. The society needs to address injustuces which arise from unequal participation on economic system, from cultural (discoursive) practices and from imperfections of democratic participation. Moreover, it has to deal with spatial dimensions of social processes and with variety of geographical contexts. This thesis draws on critical social science traditions. Beside scientific constribution, the aim of the thisis is to point out some hidden or omitted social problems and injustices. In Czechia, transformation processes after 1989 led among other results to increasing income differentiation and discrimination of some population groups. In the housing sector, these processes resulted in creation of segregated socially excluded localities. Devolution of housing policies to local/municipal level created an opportunity for solving these problems with respect to local circumstances. These activities could be supported by the program of new rental housing construction for population with limited income which was provided by the State Fund of Housing Development.
